Business Applications Associate, Equity
Locations: Atlanta, GA; Los Angeles, CA; San Francisco, CA
The Business Applications Associate (Equity) works directly under the VP, Business Applications (Debt & Equity) and is the dedicated systems owner for PCCP's equity asset management technology stack.
This person will provide hands-on support for the pro forma extraction and asset-level data initiatives, and play a central role in evaluating, implementing and managing a new Equity Asset Management platform. The ideal candidate brings direct experience in a systems or business analyst capacity.
Key Responsibilities
Equity Platform - Evaluation & Implementation
- Work alongside VP, Business Applications (Debt & Equity) to assist in the evaluation of a new Equity Platform Management system - defining business requirements, assessing vendor capabilities, and supporting the selection process
- Translate equity team workflows - budget vs. actuals, quarterly reporting, asset surveillance - into clear functional requirements for prospective systems
- Develop an understanding of how data will flow from source systems into the future Equity system, coordinating with the Enterprise Data team as needed
- Support UAT, data validation, and rollout activities as the implementation progresses
Data Initiatives - Hands-On Support
- Serve as the Business Applications point of contact for the pro forma extraction initiative - working directly with vendors and internal stakeholders to manage data flows, validate output, and resolve issues
- Provide the same hands-on support for the asset-level financial and operational data initiative, coordinating with sponsors, vendors, and internal equity AM users to ensure accurate ingestion and normalization of sponsor-provided actuals
- Validate extracted and ingested data against source materials, flagging discrepancies and driving resolution
Equity Property Management System - Functional Fluency & Reporting
- Develop strong working knowledge of equity related data structures to support reporting, analytics, and data validation
- Maintain extraction and interpretation of third-party PMS data to support equity AM workflows on an ongoing basis - budgets, actuals, quarterly reporting
System Administration
- Own day-to-day administration, configuration, and support for Chatham, Argus and other equity applications
- Manage user accounts, roles, and permissions for equity AM users across systems
Business Requirements & Stakeholder Support
- Partner with equity platform professionals to document workflows, identify system gaps, and translate business needs into application requirements
- Support VP, Business Applications (Debt & Equity) in preparing business requirements, functional specifications, and vendor-facing materials for equity technology initiatives
- Maintain application documentation including process flows, data mappings, and user guides for equity systems
- Contribute to the Business Applications technology roadmap for equity-related systems and initiatives
Qualifications
- Minimum of 2 years of experience in a business analyst, systems, or technology role at a real estate firm - with direct exposure to equity related workflows (budgeting, actuals, quarterly reporting, asset surveillance)
- Hands-on experience with Yardi or another major real estate property management system (MRI, RealPage, Entrata) - functional fluency required; system administration experience is a plus but not required
- Experience with supporting Argus preferred
- Familiarity with data ingestion or financial data normalization workflows - experience supporting ETL/API is a strong differentiator
- Working knowledge of SQL for data validation, reporting queries, and field-level data investigation - not a daily requirement but expected when needed
- Experience participating in or supporting a software evaluation or platform implementation is preferred
- Strong communication and stakeholder management skills - able to translate between business users and technical teams
- Highly organized and self-directed; comfortable-owning platforms and initiatives with limited oversight once direction is set
- Bachelor's degree
